Best skip tracing for real estate investors: cost per record compared
PropStream is the pay-per-contact pick: skip tracing is 12 cents a contact on Essentials, $99 a month billed monthly, as read on October 23, 2026. REsimpli's help center defines skip tracing as a lookup of missing contact details, such as phone numbers and emails, from the property address. Printed rates run from 10 cents a contact on PropStream Pro to $0.15 a record on DataSift Professional (formerly REISift).
Plan prices below are billed monthly. A record and a contact are each vendor's own unit.
| Tool | Skip tracing price | Included each month | Plan price billed monthly |
|---|---|---|---|
| REsimpli | FAQ: $0.15 a record extra; terms: unavailable until next cycle | 10,000 credits on Solo, 20,000 on Team; pooled, no roll-over | Solo $299 a month |
| PropStream | 12 cents a contact on Essentials; 10 cents on Pro | Skip tracing included in Pro and Elite through Connect | Essentials $99 a month; Pro $199 a month |
| DataSift | $0.15 a record on Professional; $0.12 on Business | Unlimited on Expert; $97 a month unlimited add-on | Professional $149 a month; Expert $499 a month |
| DealMachine | No per-record price printed; data credits per seat | 10,000 data credits per seat on Basic | Basic $119 per seat a month |
Pick PropStream for pay-per-contact tracing on a data plan. Pick DataSift for per-record tracing or its $97 a month add-on. Pick REsimpli for steady monthly bulk tracing, with credits pooled inside the plan.

Try REsimpli →Pay per record: DataSift and PropStream
DataSift Professional is $149 a month, with skip tracing at $0.15 a record. Business, $299 a month, lowers it to $0.12. Expert, $499 a month, and a $97 a month add-on both give what DataSift calls unlimited tracing.
PropStream Essentials charges 12 cents a contact. Pro, $199 a month, charges 10 cents for additional tracing and includes skip tracing through PropStream Connect. PropStream says you pay only for traces that return information.
Credits inside a plan: REsimpli and DealMachine
REsimpli includes monthly skip tracing credits: 10,000 on Solo, 20,000 on Team and 50,000 on Business. They are pooled across the account, and unused credits do not roll over. REsimpli's pricing page never says what one credit buys.
On extra tracing, REsimpli's pricing FAQ gives $0.15 a record, while its terms say use past the allowance is unavailable until the next billing cycle. Since the two disagree, compare plans on the monthly credits alone. REsimpli pricing holds the full plan and add-on figures.
DealMachine Basic is $119 per seat a month, billed monthly, with 10,000 data credits per seat, and its skip tracing page prints no per-record price. BatchLeads' pricing page prints no skip tracing price and says saved leads are enriched with contact details. FreedomSoft's page says you pay for results, not searches, and its per-credit price is on the vendor's page.
What a trace returns and the rules on using it
REsimpli says a trace returns up to 10 phone numbers, 3 emails and company names when available, covers LLC and trust searches, and tags Do Not Call numbers. Its 95% accuracy figure is REsimpli's own claim, and its help center says not every record returns details. PropStream flags litigator contacts in its results.
REsimpli's terms say it is not a consumer reporting agency and its results are not for screening on credit, employment or housing. The Do Not Call registry rules in 16 CFR Part 310 bar calls to registered numbers unless an exception applies, and REsimpli's terms put compliance on the customer. This is not legal advice.
Which pricing fits your monthly volume
Per-record or per-contact pricing suits occasional traces, because the bill follows what you trace. Credits inside a plan suit steady monthly tracing, because the allowance is part of the plan price.
For a solo wholesaler who traces every month, REsimpli Solo, $299 a month billed monthly, puts the dialer and 10,000 monthly credits in one plan, though REsimpli does not say what one credit buys. How to skip trace property owners walks through REsimpli's one-record and bulk steps, and REsimpli vs REISift sets REsimpli against DataSift.
REsimpli's 14-day trial needs a card, and PropStream's 7-day trial adds 50 free leads.
