Is a CRM worth it for wholesaling real estate? The short answer
A CRM is worth it for wholesaling once you dial, text and skip trace lists every week, because a spreadsheet cannot run those jobs. While you track a handful of leads by hand, a spreadsheet is enough. The examples below use REsimpli, a CRM built for wholesalers, flippers and single-family investors.

Try REsimpli →What a spreadsheet handles well
A spreadsheet holds a lead list, notes and follow-up dates, one row per property. DataSift (formerly REISift) advises tracking who you contacted, when, how, who asked you to stop and who never responded, and a sheet can hold those columns. For deal analysis, DealCheck's free Starter plan is $0 for up to 15 saved properties, and its pricing page says no credit card is required.
Free CRMs exist too. CarrotCRM (formerly InvestorFuse) has a free plan for 1 user, and Podio's Free plan covers up to 5 users. Best free CRM for real estate investors lists the options.
Where a spreadsheet stops: dialing, texting and skip tracing
REsimpli's Triple Line Dialer calls three numbers at once and connects you to the first live answer. It dials a contact at most 3 times a day, and only between 8:00 AM and 9:00 PM in the contact's local time. Texting needs carrier registration first. REsimpli's help center says review takes about 2 to 4 weeks, and no outbound text goes out until it is approved. Bulk skip tracing runs on a filtered list in one batch.
Pipelines hold the deal stages, up to 20 pipelines with up to 20 statuses each. Roles can change by stage, such as an acquisition manager added at Appointment Set. REsimpli's dashboards cannot be printed, shared or exported.
What a CRM adds to the month
REsimpli's Solo plan, $299 a month billed monthly or $249 a month billed yearly, adds a three-line dialer, texting, skip tracing credits and pipelines to what a spreadsheet does. Best CRM for real estate wholesalers compares it with other CRMs. Solo includes 1 user; a team adds users or moves to Team, which includes 5. As read on October 23, 2026:
| Item | Includes | Billed monthly | Billed yearly |
|---|---|---|---|
| Solo | 1 user, 1 phone number, 10,000 skip tracing credits a month | $299 a month | $249 a month |
| Team | 5 users, 5 phone numbers, 20,000 credits a month | $899 a month | $699 a month |
| Added user, either plan | One more user | $125 a month | $99 a month |
A new user does not bring a phone number. An extra number is $5 a month on Solo and $3 on Team. Texting adds carrier registration fees that REsimpli passes through: its help center lists $50 to enable messaging to T-Mobile numbers, a $4 carrier registration fee and $10 a month for every 1 to 49 numbers.
Yearly rates are monthly equivalents billed once a year. Annual plans cannot be refunded after the trial, and REsimpli's terms rule out a thirty-day money-back guarantee on them. For every other line, see real estate investor CRM cost per month.
One CRM or a stack of separate tools
A stack meters different units, so compare the unit before the price.
- REsimpli: users, phone numbers and skip tracing credits per account.
- DealMachine: seats, at $119 per seat a month on Basic, billed monthly.
- BatchDialer: agents, at $119 per agent a month on Starter, billed monthly.
- PropStream: contacts traced, at 12 cents a contact on Essentials, $99 a month billed monthly.
Stay on the sheet while you track a handful of leads, or buy one tool if you only dial or only skip trace. Pick REsimpli when one team does all of it every week. To set a CRM beside your sheet with real leads, its 14-day free trial, card required, is the way in.
