How to skip trace property owners: steps, costs and rules

Last reviewed October 23, 2026

Quick answerUpload clean property addresses to a skip tracing tool, run them as one batch, and keep only matched owners whose numbers pass a do-not-call scrub. Expect some records to come back empty.

How to skip trace property owners in five steps

To skip trace property owners, run a clean list of property addresses through a skip tracing tool as one batch, then keep the matched owners. REsimpli's help center documents the steps for its List Stacking records.

  1. Import clean addresses. REsimpli's import needs four property fields: address line 1, city, state and ZIP.
  2. Filter the records you want traced. The filter does not have to be saved.
  3. Click Select All, then Actions and Skip Trace, and name the batch. Select All takes every record in the current filter, and tracing counts against the plan's monthly allowance, so check the filter first.
  4. Open the Skip Tracing tab. It lists each batch with the records submitted, matched and unmatched.
  5. Export the results as a CSV, or work the matched owners after checking their Do Not Call tags.

What a skip trace returns

REsimpli's help center defines skip tracing as looking up missing contact details, such as phone numbers and emails, from the property address. Its skip tracing page says a trace can return up to 10 phone numbers, 3 email addresses and company names when available, with LLC and trust searches included. The page also claims 95% accuracy, which is REsimpli's own figure. Its help center says not every record comes back with details.

DataSift (formerly REISift) says up to 5 phone numbers per owner, with phone type and connected status. PropStream says up to four results per contact category, and that you pay only for traces that return information.

What skip tracing costs per record

REsimpli prints no per-record price for the credits in a plan. As read on October 23, 2026, Solo includes 10,000 skip tracing credits a month, pooled across the account. The pricing FAQ lists extra tracing at $0.15 a record, while the terms say use beyond the allowance is unavailable until the next billing cycle, so extra tracing is unconfirmed. REsimpli pricing has the full wording.

Skip tracing by tool, monthly billing
Tool and planPlan priceSkip tracing
REsimpli Solo$299 a month, billed monthly, 1 user10,000 credits a month, pooled across the account
DataSift Professional$149 a month, billed monthly, 3 users$0.15 a record; $0.12 on Business; $97 a month unlimited add-on
PropStream Essentials$99 a month, billed monthly12 cents a contact

The units differ: credits, records and contacts. REsimpli does not say what one credit buys, so the table shows prices as printed, not a cost per record.

Do-not-call, consent and consumer-report limits

This is not legal advice. The Telemarketing Sales Rule (16 CFR Part 310, eCFR as of October 21, 2026) treats a call to a number on the FTC's do-not-call registry as abusive unless an exception applies.

The FCC's rule at 47 CFR 64.1200 protects residential numbers on the national registry and says a do-not-call request must be honored for 5 years. It also says a called party may revoke consent to calls or texts by any reasonable method.

REsimpli says its skip tracing scrubs and tags Do Not Call numbers. Its terms still put compliance on the customer and say its tools do not guarantee compliance. They also say REsimpli is not a consumer reporting agency and bar using its data to screen anyone for credit, employment or housing.

When to skip trace inside your CRM

REsimpli's Solo plan includes 10,000 skip tracing credits a month, pooled across the account, and runs bulk traces on a filtered list in one batch. Its help center says skip tracing is done from List Stacking. Best skip tracing for real estate investors sets the tools side by side.

You can trace a short list without a CRM. Move to a CRM when you trace lists in bulk and call or text the matches from the same account. REsimpli's 14-day free trial requires a card. What is list stacking shows how the lists get there.
